But the route is not right for every site — and a low-information application can still expose avoidable risk. Our fixed-fee PIP Land Potential Review gives landowners, buyers and small developers an informed first view before they invest in the next stage.

Our architectural team will review the planning context, site constraints, relevant history and indicative capacity. You will receive a concise report with a Green, Amber or Red prospect rating, the reasons behind it and a practical recommendation for what to do next.
